We're excited to announce the launch of our newest initiative, the Ingram Capital Diversified Portfolio Fund II. This fund is designed with a strategic focus to maximize value for our investment partners by addressing substantial market needs.

Structured around four distinct pillars, each targeting specific investment segments to meet diverse needs and optimize returns!
Cash Flow: The first Pillar focuses on cash flow, highlighting investments with high cash generation compared to initial investment. This includes businesses like car washes and laundromats known for steady income and low operational costs. Ingram Capital seeks to buy these assets with minimal leverage for added investment security.
Demand: The second pillar targets demand-driven assets such as flex industrial spaces and RV/mobile home parks. These properties offer cost advantages and benefit from demand trends. Flex industrial spaces adapt to changing regulations, while RV parks meet the need for affordable housing and offer significant tax advantages.
Long-Term: The third pillar focuses on long-term repositioning of multifamily properties, mainly targeting class C to B properties for value addition. These properties offer strong equity multiples and stable cash-on-cash returns but are becoming harder to find. Strategic acquisition, diversification, and management expertise are essential for success.
Generational Wealth: The fourth pillar aims for generational wealth through new builds, offering high equity multiples. While initial cash-on-cash returns may be lower, these ventures provide stability and lower turnover rates, supporting a long-term wealth accumulation strategy.

In March, the U.S. saw a significant uptick in new single-family home sales, which rose 8.8% to an annual rate of 693,000, marking the fastest pace since September.
This resurgence was felt across all four regions, surpassing many economists' expectations as reported by Bloomberg. Contributing to this rebound was an increased inventory of new homes, reaching a total of 477,000—the highest since 2008—with the number of completed homes at its peak since 2010.
Additionally, the median sales price of new homes dropped slightly by 1.9% from the previous year to $430,700, reflecting a market adjustment that favors buyers.
Despite these positive indicators, the broader housing market faces challenges such as high mortgage rates and overall affordability that constrain buyer activity and momentum.
The persistence of inflation raises further questions about the Federal Reserve's interest rate policies moving forward. While new-home construction dipped slightly in March, it is still expected to contribute significantly to U.S. economic growth, with projections from the Atlanta Fed's GDPNow forecast suggesting a 2.9% growth in GDP for the first quarter.
This comes at a time when existing home sales continue to struggle due to high mortgage rates, underscoring the volatility and complex dynamics of the current real estate market.
